About Energy Surveys

By October 2008 all properties – residential and commercial – when bought, sold, built or rented will need an EPC. Public buildings will also need a DEC.

HQ Surveys are working closely with local Estate Agents and Commercial landlords to provide the required certification to comply with the new legislation.

The EPC is a mandatory requirement for all residential sales and is included within the HIP. From October 1st 2008, all rented properties (for both private landlords and HA’s/RSL’s) will require an EPC only on the first change of tenant and every 10 years there after.

The EPC is designed to provide a comparable energy rating and also to give specific recommendations to improve the energy efficiency of the property. The report can help homeowners save money on fuel bills.

HQ Surveys will arrange with the homeowner a specific appointment time. Our assessors are all fully qualified building surveyors, are friendly, approachable and can answer questions you may have. The EPC Certificate will be delivered within 24 hours of our visit.

Commercial EPC

• April 2008 – EPCs required on construction, sale or rental of commercial buildings with a floor area >10,000sqm

• July 2008 – As April 2008 but extended to commercial buildings with a floor area >2,500sqm

• October 2008 – As April 2008 but extended to include all sizes of commercial buildings. Also, DECs required for public buildings >1,000sqm, these must be on display in the building by this date.
